Dry lining is the process of fixing plasterboard to internal walls and ceilings to create a smooth, level surface for decoration. It's faster and cleaner than traditional wet plastering, making it the preferred method for new builds, loft conversions, extensions, and commercial fit-outs across London.
You need dry lining if you're converting a loft or garage, building internal partition walls, insulating cold external walls, creating new rooms within an existing space, or upgrading fire resistance in a property. Dry lining is also used to straighten uneven walls in older properties — a technique called dot-and-dab — where the plasterboard is bonded to the existing wall using adhesive dabs.
Stud wall construction involves building a lightweight timber or metal frame and cladding it with plasterboard. This creates new walls without the weight and disruption of blockwork. Bad dry lining shows. Plasterboard that isn't level produces walls with visible bumps and hollows — imperfections that become glaringly obvious once painted, especially under side lighting. Joints that aren't properly taped and filled crack within months. Corners that aren't square make it impossible to fit skirting boards, door frames, and kitchen units cleanly.
Incorrect installation has structural and safety implications too. Plasterboard that isn't properly fixed can pull away from the frame under its own weight. Stud walls that aren't braced adequately flex when doors are slammed. Fire-rated plasterboard installed without the correct jointing and sealing compromises the fire compartment — a serious safety risk in converted lofts and flats.
Insulation installed within dry-lined walls must be fitted correctly to perform. Gaps in insulation, compressed batts, and missing vapour barriers all reduce thermal performance and can cause condensation within the wall cavity — leading to mould growth hidden behind the plasterboard where you can't see it until the damage is advanced.

We use the appropriate plasterboard grade for each application. Standard wallboard (12.5mm) for general dry lining. Moisture-resistant board (green) for bathrooms, kitchens, and areas with higher humidity. Fire-rated board (pink, 12.5mm or 15mm) for fire compartments, loft conversions, and party walls. Acoustic board for sound-sensitive applications. Thermal laminate board (plasterboard bonded to insulation) for insulating solid walls from the inside.
Timber studs (typically 50x75mm or 50x100mm CLS) are used for most residential partition walls. They're easy to work with, accept fixings well, and provide a rigid frame. Metal studs (C-section and U-channel) are used in commercial fit-outs, taller partitions, and where fire performance requires non-combustible framing. We select the appropriate system based on the application, height, and Building Regulations requirements.
Dot-and-dab is the technique of bonding plasterboard directly to an existing masonry wall using dabs of adhesive (typically Gyproc Dri-Wall Adhesive). It's used to straighten uneven walls, add insulation to external walls, and create a smooth surface for decoration without wet plastering. The key to a good dot-and-dab installation is consistent adhesive thickness and proper support at the base — skills that come with experience.
Loft conversions require specific dry lining techniques: fire-rated plasterboard to form a 30-minute fire enclosure, insulation between and under rafters to meet thermal targets, vapour barriers on the warm side of the insulation, and careful detailing around Velux windows, dormers, and eaves. Plasterboard can be finished in two ways. Tape and joint (also called dry finish) fills the joints and screw holes with compound, then sands smooth — no wet plaster required. Skim coating applies a thin layer of finishing plaster over the entire surface for a seamless, traditional feel. Tape and joint is faster and cheaper; skim coating produces a harder, more durable surface. We offer both and advise on the best option for your project.
